What we found
During a roof inspection, Daniel Hood Roofing Systems found that the roof remains in good overall condition and is not expected to require replacement within the next five to ten years. The shingles still have strong granule coverage and are effectively shedding water. However, several issues were identified that should be addressed promptly to avoid future damage.
A deteriorating all-in-one pipe boot with a rusted nail could eventually allow water intrusion. More importantly, the existing metal ridge vent system is not providing adequate attic ventilation, resulting in excessive heat buildup.
Missing ridge caps have also created an opening in the roof, allowing water to penetrate and damage the underlying wood. Timely ridge vent and roof repairs can help prevent leaks and extend the roof's lifespan.
