What we found
The homeowner requested an inspection after a contractor performing repairs noticed the roof was nearing the end of its service life. During the inspection, significant deterioration was found throughout the roofing system.
The roof lacked a drip edge, allowing water to wick back beneath the shingles and cause wood rot along the roof edge. The existing roof was also installed over 1x decking, which does not provide the solid sheathing required by most manufacturers for full warranty coverage. Heavy granule loss, exposed fiberglass matting, and multiple nail pops indicated advanced aging and heat-related deterioration.
