Multiple pipe boots are cracked, allowing water to enter the attic and potentially cause damage to ceilings and drywall. The hole left behind also needs to be properly sealed.
Further inspection revealed significant moisture damage in the roof valleys. The decking felt soft and damp, indicating prolonged water intrusion and possible underlayment failure. Exposed fiberglass and deteriorated materials are allowing water to penetrate into the home.
Moisture readings in normal areas ranged from 4.5 to 5.1, while the affected valleys measured around 22, showing excessive moisture levels. Roof repairs are recommended to stop active leaks, protect the home, and maximize the remaining lifespan of the roof.
