During the inspection, Daniel Hood Roofing Systems identified the garage leak as being caused by the roof’s extremely low pitch, which is approximately 1.5/12. Metal roofing panels are not designed for slopes below 3/12 because water cannot drain efficiently over the ribs, increasing the likelihood of leaks.
The inspection also revealed that wind-driven rain can easily be forced underneath the panels, allowing moisture to reach the roof deck. This has already begun causing wood rot and water intrusion into the porch area. If left untreated, the damage will continue to worsen and result in more costly repairs.
The company recommended a roofing solution that will eliminate the leak, prevent further deterioration, and provide long-term peace of mind.
